Andy initially helped gain consent for a new 71 bed Care Home in Spalding in 2009 at the derelict Bull & Monkie PH site on the edge of the Town Centre. However, for a combination of reasons, including viability, the approved scheme was not implemented and the site has remained vacant ever since.
A revised scheme was prepared for an 88 bed Care Home by a new operator at the same site in 2023 and, following considerable pre-application liaison, was put forward to South Holland District Council for consideration. The site lies at the heart of the town’s Conservation Area and hence the proposals drew much interest from heritage bodies, and the local MP. The proposals offered the redevelopment of an unattractive prominent site, that had been deteriorating for decades, with a much needed Care Home. Following amendments to the proposed scheme, Officers were able to support the proposal, advising that it would represent a vast improvement to the immediate setting of the Conservation Area, but Councillors still expressed some concerns when taken to Committee. Further amendments, following a meeting with the local MP at the Houses of Parliament, led to a compromise that satisfied all parties whilst retaining a viable scheme that can be delivered.
At Committee in July 2025, South Holland Council agreed to grant consent for an 86 bed Care Home, subject to a legal agreement requiring an NHS payment.
